Sold Homes Report for Babylon, NY and Surrounding Areas

The Coronavirus had an impact on the number of sold homes in Suffolk County New York during March 2020. The declared State of Emergency effectively brought the real estate market to a standstill.

Here is the latest real estate statistics for several communities in Babylon and the surrounding areas.
Amityville, NY 11701
During March, 2020 there were 6 sold homes in Amityville.  5 of the sold homes are in Amityville School District and 1 is in Copiague School District. The median list price for the sold homes during March was $474,599. At the end of March there were 45 homes available.
1 Dewey Avenue, Amityville, NY 11701 was the highest sold home in Amityville. This 3 bedroom 2 bath colonial was originally listed for $719,000. It was on the market for 41 days and sold at the list price of $719,000. This is in the Amityville School District. It is a waterfront property and the taxes are $21,517.75 which includes Village Taxes.
Babylon, NY 11702

Of the 8 sold homes in Babylon, during March 2020, 4 are in Babylon School District, 2 are in North Babylon School District and 2 are in West Babylon School District. There were 2 foreclosed homes. At the end of March there were 43 homes available. The median list price for all of Babylon for the period was $624,990. Listed homes in Babylon School District only had a $25,000 increase in the median list price.

The highest sold home, was 159 Wyandanch Avenue, Babylon NY 11702 which is in Babylon School District. This 4 bedroom 1 1/2 bath colonial was originally listed for $689,000. It sold above the asking price for $699,000. It was on the market for 43 days. The taxes including Village Taxes are $16,992.06.
Bay Shore, NY 11706
In Bay Shore there were 30 sold homes during March 2020. 13 of the sold homes are in Bay Shore School District, 16 are in Brentwood School District and 1 is in Islip School District. There were 5 foreclosed sold homes. The median sale price for Bay Shore 11706 during March was $389,450. There were 90 homes available at the end of the month. Listed homes within the Bay Shore School District only, had an increased median list price of $10,000.
The highest sold home was 914 Gardner Dr., Bay Shore, NY 11706. This 5 bedroom 3 1/2 bath colonial was a new construction. With an original list price of $1,275,000 it was on the market for 156 days and sold for $1,075,000. This is in the Bay Shore School District. Real estate taxes were not listed for this new construction.
Brentwood, NY 11717
There were 15 sold homes in Brentwood during March 2020, all of which are in Brentwood School District. There was one foreclosed home included. The median list price was $385,000 and there were 76 homes available at the end of March.
The highest sold home was 242 Hilltop Dr., Brentwood, NY 11717. This is a 6 bedroom 2 bath two-story house. This house has two kitchens. It was originally listed for $479,000 it was on the market for 20 days and sold for $474,500 and the taxes are $10,250.
Copiague, NY 11726
Of the 13 sold homes in Copiague all are in Copiague School District and there was one foreclosed home. The median list price during March 2020 was 438,000. There were 41 homes available at the end of March.
The highest sold home was 289 Baylawn Ave. Copiague, NY 11726. This 5 bedroom 3 bath newly constructed colonial was listed and sold for $579,000. It was on the market for 66 days. The listed real estate taxes are $14,500.
Deer Park, NY 11729
All of the 16 sold homes are in the Deer Park School District. There was one foreclosed home. At the end of March, there were 56 homes available and the median list price for the month was $439,450.
The highest sold home was 234 W. 13th St., Deer Park, NY 11729. This house is a 3 bedroom 3 bath colonial. It was originally listed for $485,000, remained on the market for 21 days and sold above the asking price for $493,500. The taxes are $12,312.94.
Lindenhurst, NY 11757
There were 22 sold homes during March, 2020. 18 are in Lindenhurst School District and 4 are in Copiague School District. There was 1 foreclosed home. The median list price for the month was $405,000. The listed homes in Lindenhurst School District only, had a reduction of $5,000 in the median sale price. At the end of March there were 103 homes available.
The highest sold home was 298 W. Lido Promenade Lindenhurst, NY 11757.  Originally listed for $719,000, this 5 bedroom 3 bath, newly constructed waterfront contemporary home was on the market for 97 days and sold above the asking price for $724,500. Real estate taxes were not reported for this new construction.
North Babylon, NY 11703
Of the 13 homes sold during March 2020, all are in the North Babylon School District and there were 2 foreclosed homes included. The median list price for March was $449,000 and there were 32 homes available at the ending of the month.
The highest sold home was
62 Woods Rd. N., Babylon, NY 11703. On the market for 115 days, this newly constructed 4 bedroom 2 1/2 bath colonial was originally listed for $529,000 and sold for $527,000. The taxes are $13,100.
West Babylon, NY 11704
Of the 17 homes sold, 11 are in West Babylon School District and 6 are in North Babylon School District. Included were 2 foreclosed homes and 1 short sale home. The median list price for all of West Babylon was $440,995. For West Babylon School District only, there was a $28,000 increase in the median list price. At the end of March there were 66 homes available.
The highest sold home was
21 Madeline Ln. W., Babylon, NY 11704. This 4 bedroom 2 1/2 bath expanded ranch in West Babylon School District was listed and sold for $570,000. The taxes are $14,431.24 and it was on the market for 90 days.
Wheatley Heights, NY 11798
Only 1 home sold in Wheatley Heights during March 2020. It was a foreclosed home in Half Hollow Hills School District. The median list price for March was $444,500. There were eight homes available at the end of the month.
107 Main Ave., Wheatley Heights, NY 11798 is a 4 bedroom two bath ranch. It was originally listed for $301,600, it was on the market for 25 days and sold above the asking price for $310,000. The taxes are $$5,866.96.
Wyandanch NY 11798
There was only 1 sold home in Wyandanch during March 2020 and it was in the Wyandanch School District.
The median list price was $369,900 and there were 25 homes available at the end of March.
117 S. 32nd St. was originally listed for $215,000. It remained on the market for 37 days and sold for $208,000. This is a 4 bedroom 1 bath cape and the taxes are $8,326.
As Long Island remain in the grips of the Coronavirus pandemic, we can expect to see a decline in the number of sold homes in the area. How will this impact residential home sales post pandemic remains to be seen.
