This is a scam alert to all Babylon area home buyers, actually in all of Long Island. There is a scam that is currently being perpetrated primarily on home buyers in New York and New Jersey.
Scammers appear to have hacked into a central system that house information for home buyers. Whether you are a first time home buyer, moving up, or down-sizing, you need to be aware of this. Scammers are taking advantage of the stress experienced by most home buyers preparing to close on a home. This is a very sophisticated scheme. Here is how they are doing it.
A few days before closing, the buyer is sent an email with instructions to electronically transfer their closing funds to an account. Many times this email looks legitimate. It appears to be coming from the title company. It sometimes have very detailed information about the real estate transaction so it can be very easy to fall prey to this scam.
This scam has not been publicized so many real estate agents are unaware of it! If you are currently one of the many Babylon area home buyers, or plan to purchase a home in the Babylon area or Long Island in general, please do not respond to an email directing you to wire funds.
PLEASE DO NOT ELECTRONICALLY TRANSFER ANY FUNDS TO ANYONE DURING A REAL ESTATE TRANSACTION!!!
In the event you receive an email similar to the one described, please contact your attorney, immediately!
If you are interested in purchasing a home on Long Island, please contact me directly.
