Suffolk County is comprised of several different Townships. Here is the Homes Sold Report for the communities in the Town of Babylon for December 2018.
Amityville – 13 homes sold during the month of December. 9 are in the Amityville School District, 3 are in the Copiague School District and 1 in Farmingdale SD. Of the 13 homes sold, 4 were foreclosures. The highest home sold was on Desota Rd in Copiague School District. This newly constructed 4 bedroom, 2.5 bath colonial was originally listed at $599,000. On the market for 90 days, it sold for $570,000.
The lowest home sold in Amityville was a 3 bedroom, 2 bath colonial on Hatcher Ct. This foreclosed property in Amityville School District with an original list price of $170,000 was on the market for 403 days before selling for $132,000.
Amity Harbor – 3 homes sold in Amity Harbor during December. All are in the Copiague School District. The highest home sold was a 5 bedroom, 2 bath 2 story house on Coolidge Ave. This house was originally listed for $475,000, was available for 54 days and sold for $450,000. On Dante Place a 3 bedroom, 1 bath cape sold for the lowest price. It was listed and sold in 13 days for $339,000.
Babylon – 12 homes sold during December, one of which was a short sale. 6 is in Babylon School District, 5 is in West Babylon SD and 1 in North Babylon SD. The highest home sold was a 3 bedroom, 2.5 bath ranch on E. Shore Drive in the W. Babylon School District. This bay front home, built in 2014 with an original list price of $1,125,000 was on the market for 103 days and sold for $1,080,000.
The lowest home sold was a 2 bedroom, 1 bath cottage on a canal on W. Pershing Ave in W. Babylon School District. Originally listed for $339,000, it remained on the market for 198 days and sold for $205,000.
Copiague – 22 homes sold in Copiague during December, all of which are in Copiague School District. Of the 22 homes sold, 1 was a short sale and 2 were foreclosures. The highest home sold was a 4 bedroom, 2.5 bath colonial on Schooner Lane in Copiague Harbor. It was originally listed for $599,000, was on the market for 178 days and sold for $550,000.
The lowest home sold was a 2 bedroom, 1.5 bath colonial on Vespucci Ave. This short sale home with an original list price of $329,000 was on the market for 203 days and sold for $180,000.
Deer Park – 30 homes sold in December. 29 are in the Deer Park School District and 1 in Half Hollow Hills SD. There were 2 foreclosures and 1 short sale.
The highest home sold was a 4 bedroom, 3 bath cape on Oak Street. In the Deer Park School District, it was originally listed for $679,000, was on the market for 112 days and sold for $590,000.
The lowest sold home was a 3 bedroom 1 bath ranch on Villa Ave in Deer Park School District. It had an original list price of $319,000, stayed on the market for 25 days and sold for$306,000.
Lindenhurst – 42 homes sold in December. Of the 42, 32 are in Lindenhurst School District and 10 are in Copiague SD. There were 3 foreclosures and 1 short sale.
The highest home sold was a 4 bedroom, 2.5 bath colonial on Reade Ave. This newly constructed house in Lindenhurst School District was originally listed for $559,000, it was on the market for 119 days and sold above asking for $579,000.
The lowest sold home was a 3 bedroom 1 bath ranch on 46th Street in Lindenhurst School District. With an original list price of $178,000, it was on the market for 18 days and also sold above asking for $200,000.
North Babylon – There were 9 homes sold in North Babylon during December. All are in N. Babylon School District.
The highest home sold was a 4 bedroom, 2.5 bath ranch on Magro Drive. Originally listed for $468,500, it was on the market for 51 days and sold above asking for $484,000.
The lowest home sold was a 3 bedroom, 2 bath ranch on Parkdale Drive. It was originally listed at $355,000, stayed on the market for 240 days and sold for $344,500.
West Babylon – 28 homes sold in West Babylon during December. 11 are in West Babylon School District and 17 are in North Babylon SD. There were 3 foreclosures and 1 short sale.
The highest home sold was a 5 bedroom, 4 bath hi-ranch on Molle Street in West Babylon School District. On the market for 21 days, it had an original list price of $549,900 and sold above asking for $554,990.
The lowest home sold was a 4 bedroom, 1 bath ranch on Chelsea Street in N. Babylon School District. Originally listed for $249,999, it was on the market for 17 days and sold for $238,000.
Wheatley Heights – 1 home sold in Wheatley Heights in December. This 3 bedroom, 1 bath ranch on Willow Street in Half Hollow Hills School District had an original list price of $549,990, was on the market for 72 days and sold above asking for $554,990.
Wyandanch – 7 homes sold in December. 5 are in Wyandanch School District, 1 in Half Hollow Hills SD and 1 is in North Babylon SD. Included in the 7 homes sold were 2 short sales.
The highest home sold was a 4 bedroom 2 bath colonial on S 32nd St in Wyandanch School District. Listed for $350,000, it was on the market for 14 days and sold above asking for $355,000.
The lowest home sold was a 4 bedroom, 3 bath splanch on Foxwood Drive in Half Hollow Hills SD. Originally listed for $199,000, this short sale home remained on the market for 371 days and sold for $155,000.
2018 gave us a strong sellers’ market in the first half of the year but showed signs of slowing down in the second half. What will 2019 bring?
