Town of Babylon Housing Market Report

As we begin our journey into the fall and winter months, we are continuing to experience limited supply of available homes for sale in the Babylon area.  Though the market is not currently as active as prior months, housing prices are still being maintained.   A healthy, balanced market has an absorption time of 6 months.  This means that available inventory typically takes 6 months to clear.  However, as can be seen from the information below, we are currently working with an average absorption time of 3.4 months.   How will the upcoming colder seasons affect available inventory and sales price?

Here is a compilation of the monthly housing statistics for September’s Town of Babylon Home Sales.

North Babylon

Of the 17 homes that sold in North Babylon in September, 1 was a short sale and all 17 are in North Babylon School District.

The highest sold home was a 5 bedroom, 3 bath split level on Thomas Drive.  This home was listed at $499,000, it was on the market for 47 days and sold for $503,000.

The lowest sold home was a short sale property on Miller Ave.  This 4 bedroom, 2 bath cape was originally listed at $265,000, on the market for 23 days and sold for $226,000.

West Babylon

28 houses (including 2 foreclosures, and 2 short sales) sold in West Babylon in September.  15 of these are in West Babylon School District, 12 in North Babylon School District and 1 in Babylon School District.

The highest sold home was a 4 bedroom, 2 bath wide-line hi-ranch on Pitcher St in North Babylon School District.  On the market for 23 days with an original list price of $464,900, it sold above asking for $482,300.

A 1 bedroom, 1.5 bath cape on Herzel Blvd in West Babylon School District was the lowest sold home in September.  This foreclosed home was listed at $199,900, on the market for 31 days and sold above asking for $210,500.

Babylon

During September, 14 houses were sold in Babylon.  6 are in Babylon School District, 7 is in West Babylon School District and 1 in North Babylon School District. The highest sold home was a 4 bedroom 3 bath colonial on the canal on Bayview Ave.  Listed at $799,000, it was on the market for 20 days and sold for $770,000.  It is in Babylon School District.

The lowest sold home in Babylon during September was a 4 bedroom, 2 bath expanded cape on Arcadia Road.  Also on the canal and in Babylon School District, this home was listed at $419,000, was on the market for 174 days, and sold for $355,000.

Amityville

There were 26 homes sold in Amityville in September (including 4 foreclosed properties).  The highest sold home was a 5 bedroom, 2 bath colonial on the canal on S. Bay Ave.  This home in Amityville School District was listed for $549,900.  It was on the market for 124 days and sold for $537,500.

The lowest sold home was a 4 bedroom, 2 bath expanded ranch on Great Neck Road in Amityville School District.  Listed for $219,000, this foreclosed home was on the market for 30 days and sold for $221,000.

Of the 26 homes sold, 24 are in Amityville School District, 2 are in Copiague School District and 1 is in Farmingdale School District.

Copiague

15 homes sold in Copiague in September 2 of which were foreclosed homes.  They are all in Copiague School District.  The highest sold home was a 7 bedroom, 4 bath hi-ranch on Hampton Rd.  With an original list price of $549,000, it was on the market for 24 days and sold higher than list price for $570,000.

The lowest priced home was a 4 bedroom, 2 bath cape on Waldo St.  Originally listed at $169,000, it was on the market for 11days and sold above asking for $238,000.

Deer Park

Of the 19 homes that sold in Deer Park in September, 3 were foreclosed homes and 2 were short sale properties.  All 19 are in Deer Park School District.

The highest sold home was a 5 bedroom, 3 bath farm ranch on Pine Acres Blvd.  Listed at $549,999, it was on the market for 90 days and sold for $535,000.

The lowest sold home was a short sale 3 bedroom, 1.5 bath splanch on W. 9th St.  This was listed for $300,000, was on the market for 145 days and sold for $245,000.

Lindenhurst

38 homes sold in Lindenhurst during September which included 2 foreclosures.  34 of these homes are in Lindenhurst School District and 4 are in Lindenhurst School District.

The highest sold home was a 4 bedroom, 3.5 bath on Vermont St. in Lindenhurst School District.  Listed at $489,000, it was on the market for 30 days and sold for $480,000.

Also in the Lindenhurst, School District, the lowest sold home was a 2 bedroom, 1 bath, foreclosed cottage on Garden Place.  Originally listed at $189,000, it was on the market for 192 days, and sold for 150,000.

The lowest sale price for a home in September was a 4 bedroom, 2 bath cape on S 27th St.  Also on the market for 16 days, with an original list price of $140,000, it sold above asking for $145,000.
