Town of Babylon Home Sales – October

The summer season has ended and the market is showing signs of slowing down.

Let’s look at the numbers for October and then compare them to October 2016

In West Babylon, the highest home sold was a 5 bedroom, 2 bath hi-ranch on Sand St in West Babylon School District.  This home was originally listed at $499,999 and sold in 60 days for $487,500.  Of the 28 homes that sold, 18 are in West Babylon School District, 8 in North Babylon School District and 2 are in Babylon School District.

Looking back two years to October 2016, the highest home sold was listed for $529,000.  It was on the market for 132 days and sold for $500,000.  This 4 bedroom 2.5 bath home on Van Buren St in North Babylon School District

 

23 homes sold in Deer Park last month 3 of which was in Half Hollow Hills School District and the others were in Deer Park School District.  The highest sold home was a 4 bedroom, 3 bath colonial on Nantucket Lane in Half Hollow Hills School District.  Originally listed for $595,000, it was on the market for 20 days and sold above asking for $600,000.

In October, 2016 the highest sold home in Deer Park was a hi-ranch on Ellensue Drive.  This home in Half Hollow Hills School District had 4 bedrooms and 2 half baths. One of 16 homes sold that month, it was listed for $445,000 and sold in 41 days above asking for $460,000.

 

In Babylon, 15 houses sold last month.  10 are in Babylon School District, 3 in West Babylon School District and 2 are in North Babylon School District.  A split level 3 bedroom 2 bath home on East Shore Road in West Babylon School District was originally listed for $699,000.  It was on the market for 93 days and sold above asking for $749,000.

Looking back 2 years to October 2016, 16 homes sold.  The highest sold home was a 3 bedroom, 2.5 bath colonial on Wigwam Path in Babylon School District.  Listed for 749,500,000, it was on the market for 54 days sold for $718,000.

Only 9 houses sold in North Babylon last month.  All are in North Babylon School District.  The highest sold house was a 4 bedroom 2.5 bath colonial on Eastwood Drive.  Originally listed for $550,000, it sold in 37 days for $522,500.

For the same period in 2016, there were 12 homes sold, the highest of which was a 4 bedroom, 2.5 bath split on Thorn St in North Babylon School District.  It was originally listed for $379,000, stayed on the market for 66 days and sold  for $372,500

October 2018, 39 homes sold in Lindenhurst, Lindenhurst School District.  The highest sold home was a 5 bedroom, 3.5 bath expanded cape on Hartford Street.  It was listed and sold in 44 days for $579,000.

In October 2016, 36 houses sold in Lindenhurst, the highest of which was a 5 bedroom, 3.5 bath colonial on Lido Parkway.  That house was listed for $499,000, stayed on the market for 156 days and sold for $445,000.

 

In Copiague, 11 homes sold last month all of which was in Copiague School District.  The highest sold home was a 6 bedroom, 4 bath colonial on Dolphin Lane.  With an original list price of $990,000, it remained on the market for 149 days and sold for $850,000.

For the same period, 2 years ago, 13 homes sold.  The highest sold home was a 3 bedroom, 2 bath contemporary on Lagoon Drive in Copiague School District.  With an original list price of $889,990 it was on the market for 263 days and sold for $775,000.
