Babylon Area Residential Real Estate Sales Update

Low inventory continues to provide challenges in the residential real estate market on Long Island.  There is an influx of qualified buyers aggressively looking to purchase homes with little success.  In Babylon and surrounding towns, bidding wars are becoming prevalent.

Here are the housing statistics for the month of March for towns in Babylon Township.

Babylon

8 homes changed title during the month of March and 10 houses went in contract.   The lowest sold price was a house on Nehring Ave which sold for

$329,500.  A house on Lucinda Drive fetched the highest price of 1,150,000.  Listed taxes for the homes sold ranged from $8,433.43 to $23,947.97.  Of the houses sold, 4 are in the Babylon School District, 3 in the West Babylon SD and 1 is in North Babylon SD.  There were no foreclosed or short sale properties sold during this period.  In Babylon, 18 new houses were listed for sale during the month of March.

Deer Park

11 Homes were sold in Deer Park during the month of March and 31 houses went under contract.  The lowest sold price was a house on Central Ave which was sold for $245,000 and a house on West 16th Street fetched the highest price of $379,000.  There was one foreclosed property included in the houses that were sold.  Listed property taxes ranged between $8,539.00 and $14,837.00.  All of the homes sold is in the Deer Park School District.  In March, 29 houses were listed for sale in Deer Park.

North Babylon

10 houses closed during the month of March and 17 went under contract.  Of the houses sold, 1 was a short sale property and two were foreclosures. The lowest sold price was a house on Kime Ave which sold for $216,500.  The highest home sales price was $370,000 on Hunter Ave.  All of the sold homes are in North Babylon School District with listed taxes ranging from $8,300 – $11,980.  In March, 15 houses were listed for sale in North Babylon.

West Babylon

34 homes sold in West Babylon during the month of March and 28 houses went under contract.  Of the houses sold, there were 3 short sales and 5 foreclosures.  The lowest sold price was a house on 14th Ave which sold for $200,000 and the highest sold price was a house on Woodrow Parkway which was sold for $420,000.  Listed property taxes ranged from $4,737.00 and $16,400.  Of the house sold in March, 20 are in the W. Babylon School District, 3 in Babylon SD and 11 are in N. Babylon SD.   In West Babylon, 24 houses were listed for sale during the month of March.
