Located 33 miles from Manhattan, Babylon is fast becoming the hotspot in Western Suffolk County. According to the United States Census Bureau, Babylon village has a total area of 2.8 square miles. 2.4 square miles is land and 0.3 square miles is water. Bordered to the west by West Babylon, to the North by North Babylon, the east by West Islip and to the south by the Great South Bay, the area’s access to numerous beaches, parks, lakes, parkways, combined with its unique combination of cultural and outdoor activities, attracts first time home buyers. Babylon’s desirable School District, quaint but active village with a direct train line to New York City are all driving forces in the area's increasing popularity.
Although most of the area’s students attend Babylon School District, the area west of Route 109 and all of Little East Neck south of Cambridge Drive are served by West Babylon School District and a small area is served by North Babylon School District.

Babylon Residential Real Estate Market
Babylon is comprised of mostly single family homes, 74% of which are owner occupied and 26% are reported as rental units. Although a large percent of houses sold are colonials, ranches, Victorians, capes and expanded capes are among the different styles of houses that are in the area. For the boaters and or water lovers out there, many of the houses that are waterfront or water-view properties have access to marinas and some do not have basements. New home buyers should also be mindful that depending on the zoning, flood insurance can be a requirement in some of the areas of this town.
According to the United States Census Bureau, the total population of Babylon Village is estimated at 12,079 with a median age of 39.4. Town of Babylon website lists the town’s ethnicity as follows: “Approximately 72% white, 16% African-American, 19% Hispanic, and 3% Asian. Some residents represent two races, which is why these numbers total to over 100%.” 95.8% of residents are high school graduates. Nearly 48% are married, and the village has a reported 62% employment rate. Estimated median household income is $100,025. There are an estimated 4,677 housing units and the average original listing price in Babylon is $466,611 with an average selling price of $453,593.
